Vacation Rental Management in Canyons Village

For owners at the Canyons Village base of Park City Mountain: what co-hosting with a small local studio covers, what the 18% rate includes, and what still belongs to you.

What it involves here

Hosting in Canyons Village,
day to day.

Canyons Village guests are usually booking proximity. The listing that wins is the one that answers the practical questions before they are asked — how you get to the lifts from the door, what the building offers, where skis and boots live overnight, and what parking looks like on a Saturday in February. Vague listings attract questions; specific listings attract bookings.

A lot of the inventory here is condo inventory, which means an HOA sits between the owner and the guest. Building rules on rentals, parking, amenity access, quiet hours and key handover vary from association to association, and they are not always what an owner assumes when they buy. We work inside whatever rules your building sets and we would rather read them at the start than discover them through a complaint.

Seasonality is sharper at a base area than almost anywhere else in the Wasatch Back. Managing rates through the year — rather than pricing for winter and hoping for summer — is a meaningful part of what your calendar earns, and it is one of the things the 18% is buying.

Before you list

Three things worth
checking first.

1. What your address is actually allowed to do. Short-term rental rules in the Wasatch Back are set locally and can differ from one street to the next. Confirm what applies to your specific property with Park City Municipal or Summit County rather than relying on what a neighbour or a listing site tells you. We are glad to work through the checklist with you, but the permissions belong to you as the owner, and nothing here is legal advice.

2. What your HOA or condo association says. An association can be stricter than the city — on minimum stay lengths, on rentals altogether, on parking, on amenity access and on how keys change hands. Read the documents before you plan around the income, not after.

3. Whether the home is ready to be photographed. The listing is the product. Before we shoot a home we usually want the same small things sorted: enough matching linens for back-to-back stays, working locks and lighting, somewhere sensible for gear, and any repair you have been putting off. It is the cheapest work you will ever do on a rental.
