Vacation Rental Management in Deer Valley
If you own a home or a condo on the Deer Valley side of Park City, this is what co-hosting with a small, local studio looks like — one 18% rate, one familiar voice, and a home that is walked through after every stay.
What it involves here
Hosting in Deer Valley,
day to day.
Deer Valley draws a guest who has usually done their homework. They have compared several homes, they have read the reviews, and they arrive with a clear picture of the week they intend to have. That raises the bar in ways that have nothing to do with the nightly rate: replies that come back quickly, a listing whose photographs match the room they walk into, ski storage that is where the listing said it would be, and a home that is genuinely ready at check-in rather than nearly ready.
It also means the calendar behaves differently across the year. A ski-season week and a shoulder-season week are not the same product, and pricing them as though they were is the most common way a good Deer Valley home under-earns. We manage rates through the seasons rather than setting them once, and we would rather fill a quiet stretch sensibly than hold out for a headline number on an empty calendar.
Winter also concentrates the maintenance. Snow, heating systems, hot tubs and the traffic of guests coming in and out in ski boots put a home under real load for months at a time. The walk-through we do after every stay exists for exactly that: small problems get reported to you while they are still small.

Before you list
Three things worth
checking first.
1. What your address is actually allowed to do. Short-term rental rules in the Wasatch Back are set locally and can differ from one street to the next. Confirm what applies to your specific property with Park City Municipal or Summit County rather than relying on what a neighbour or a listing site tells you. We are glad to work through the checklist with you, but the permissions belong to you as the owner, and nothing here is legal advice.
2. What your HOA or condo association says. An association can be stricter than the city — on minimum stay lengths, on rentals altogether, on parking, on amenity access and on how keys change hands. Read the documents before you plan around the income, not after.
3. Whether the home is ready to be photographed. The listing is the product. Before we shoot a home we usually want the same small things sorted: enough matching linens for back-to-back stays, working locks and lighting, somewhere sensible for gear, and any repair you have been putting off. It is the cheapest work you will ever do on a rental.
