Pricing

One simple rate.
Everything included.

Narrative Stays charges a single co-hosting commission — 18% of the booking revenue we manage — and that rate covers every service on this page. No setup fee, no onboarding fee, and no separate invoice for listing photography, guest messaging or monthly reporting.

18% co-hosting commission

Charged on the booking revenue we manage for your home. The same rate in a quiet October week as over the holidays.

What the 18% covers

  • Listings & pricing on Airbnb, VRBO & direct booking
  • Revenue management, tuned to every season
  • Warm, 24/7 guest messaging
  • Housekeeping, linens & turnovers
  • Maintenance, repairs & inspections
  • Restocking & those small cozy touches
  • Clear monthly owner statements

No setup fees. No surprises. The commission is tied to what your home actually earns, which is the simplest way we know of to stay on the same side of the table as the owner.

The comparison

How 18% sits
against the market.

Full-service vacation rental management in Park City is typically quoted somewhere between 20% and 35%, depending on the company and how much of the work sits with them rather than with you. We are deliberately at the lower end of that band, and we are a small studio on purpose: the person who quotes you is the person who will be answering your guests.

We will not quote another company's rate on their behalf, and you should not take ours on trust either. When you compare managers, ask each one for the all-in number — the commission, plus setup or onboarding fees, linen and consumable markups, maintenance coordination fees, booking fees and anything charged per stay. The headline percentage is rarely the whole story, and the gap between the headline and the all-in figure is usually where the difference actually lives.

20–35% Typically quoted for full-service Park City management

A commonly cited range for the market as a whole. Where a company lands within it usually depends on how much it takes on and how it charges for the extras.

18% Narrative Stays co-hosting

One commission on booking revenue, no setup fee, no onboarding fee. The service list above is what it buys.

The 20–35% figure describes the Park City market generally; it is not a quote from, or about, any particular company. Always ask for a written schedule of fees before you sign anything.

What reaches you

Where every dollar
ends up.

Booking revenue

What guests pay for the nights they stay, as it lands from Airbnb, VRBO or a direct booking. This is the figure our 18% is calculated on.

Cleaning fees

Cleaning is collected from the guest and paid to the people who do the turnover. It passes through your statement rather than sitting in it — it is not income for you, and we take no commission on it.

Costs we pay on your behalf

Consumables, linens, a plumber on a Sunday afternoon. When we spend on your home we itemise it on the statement for the month it happened, so you can see what it was and when.

Everything else stays with you

Mortgage, insurance, HOA dues, utilities, property taxes and capital improvements remain the owner's, the way they do in any co-hosting arrangement. Where we pay one of them for you, it shows up as its own line.

Every home in our care is photographed, listed and priced by us.

Every home is a little different. We walk through the numbers for your specific home before anyone signs anything — and if co-hosting is not the right shape for what you want, we will tell you that instead.

Reporting

One statement a month,
in plain English.

Owners should not have to reverse-engineer their own income. Each month you get a single statement covering the period, and it is written to be read once rather than studied:

  • What guests paid — the booking revenue for the stays in the period.
  • Cleaning collected and paid out — shown on both sides, so you can see it passing through.
  • Our 18% — as a number, next to the revenue figure it was calculated from.
  • Anything we spent on your home — itemised, on the month it happened.
  • The net figure — what is yours.

If you would rather see it than read about it, there is a fully worked illustrative owner statement with example numbers you can follow line by line.

Pricing questions

The four we get
asked most.

Is 18 percent really the whole fee?

It is our only commission, and there is no setup or onboarding fee alongside it. What still appears on your statement are the real costs of running the home: cleaning collected from guests and paid to the turnover team, plus anything we buy or repair for you, itemised on the month it happened.

What is the 18 percent charged on?

The booking revenue we manage for your home, meaning what guests pay for the nights they stay. Cleaning fees pass straight through to the people doing the turnover and are not part of the commission calculation.

Do you charge separately for listing setup or photography?

No. Every home in our care is photographed, listed and priced by us, and that work is part of taking the home on rather than a separate invoice.

What if I want to use the home myself?

Block the dates and they are yours. A night you spend in your own home earns no booking revenue, so it carries no commission. Let us know and we will have the home turned over and ready before you arrive.
